Flood insurance is a general requirement with your homeowner’s policy. In this context, the term “flood” has a specific definition that is often confusing for some. A “flood” for insurance is when water from an existing water source, like a lake or ocean, rises and enters the property.
Property owners quickly assume that any sign of water means they should file a flood damage claim. However, it is essential to make sure the water is not being caused by a broken pipe or roof leak. In these instances, they would need to file a claim specific to that damage (broken pipe claim, roof leak claim, etc.)
What causes flooding?
Flooding is related to an area’s topography and surface water features, including its coastline. The state of Florida is divided into five water management districts, and their websites provide flood information pertinent to the areas that they cover:
It is also expected that flooding might occur when a major tropical storm or hurricane affects Central Florida. The Florida Department of Environmental Protection outlines a complete understanding of flooding.
A public adjuster will help you through this process of filing a flood damage insurance claim.
Once hired, Drew With Stellar Public Adjusting does the following:
When flood damage does happen, it is equally essential that the total damage is recognized, reported, and repaired.

Prior to the new law change that took effect on December 16, 2022, policyholders had specific deadlines to report claims to their insurance company. For new or reopened claims, policyholders had up to two years after the date of the loss to report it to their insurer. For supplemental claims, policyholders had up to three years after the date of the loss to file a claim.
However, as of December 16, 2022, SB 2-A changed the claim filing deadlines for policyholders. The new law reduces the time limits for policyholders to report a claim. For new or reopened claims, policyholders now have only one year after the date of the loss to report it to their insurer. For supplemental claims, policyholders now have 18 months after the date of the loss to file a claim. These changes mean that policyholders have less time to report their claims, so it's important to act quickly if you experience a loss covered by your insurance policy.
